If I trade for a player who is in the final year of his contract and won't sign for a sixth year with his original team, will he possibly sign an extension with me and not file for free agency? Or I am just renting him for the end of the season?

Yes. If he's refusing because they took him to three arbs, he may sign with you. I don't think it's a guarantee but I traded one to a divisional rival because of that and he signed.
