13. Don't assume the other owner will negotiate with you.  If I really don't like the initial offer, I'm often inclined to just say "no thanks" and move on, rather than counteroffer and so forth.  Make sure your initial offer is a decent one.

make the offer you mean to make, the one you think will get the deal done by tomorrow



there are some people on this site who make offers and when the offers are accepted by the other party they immediately fear they offered too much and try to reshape the deal
